Marine Square Residences sit on a combined (3) zone lots that were originally developed nearly four decades ago. The current site is not consistent with the City’s adopted plans, or the owner’s vision, for a more vibrant and dense mixed-use area. The area surrounding Marina Square comprises a broad mix of retail, office and residential uses, mostly in newer, multi-story buildings in a suburban setting as a part of the vibrant and densifying Denver Tech Center.
Shea Properties desired to redevelop the property to create a mixed-use, retail, office and residential area with pedestrian connections to the neighboring uses. All of which is more consistent with both the City’s adopted plans for the property and the surrounding area.
The aesthetic and fiscal value of the Denver Tech Center properties have outpaced other area submarkets including the central business district in Denver for many years. This quality is maintained through Marina Square Residences’ contribution to creating complete neighborhoods with the densification added by (416) market rate apartments.
