40th & Walnut serves as a transition from the existing empty and underutilized warehouse industrial zone prevalent in the River North Arts District (RiNo) of Denver’s Five Points Neighborhood. The massing of the tower and upper level step-back harmonizes with the rhythm of the neighborhood while capitalizing on the expanded freedom of more open zoning.
The design and development team found a fantastic opportunity with 40th & Walnut to fill a critical need to expand market rate apartment options city-wide. The expansive punched openings and mullion repetition combines with the dark brick creates continuity with the reality of a past warehousing/manufacturing zone through a modern-industrial aesthetic.
